Staging your home for success!

Your home is your biggest asset, it’s your life savings, your future and your security. You only have one chance to make a positive first impression so you need to make it as favourable as possible. Having your home staged will make your home more desirable and will stand out from the rest.

It has been proven that home staging increases the price achieved and makes the home sell faster. A good home stager will enhance main features in the home as well as take the eye away from the imperfections. It’s helpful to have someone with fresh eyes view your home and evaluate its positives and negatives.

Some buyers can’t look past tired décor, crumbs on the benchtop, muck on the kitchen floor, that torn shaggy rug in the lounge and the clutter on the hallway table. It’s also hard for some buyers to visualise an empty space. Once a home is staged it gives the buyer an idea on how they could place their furniture and possessions. 

If you are unable to store your furniture and move out of the home to have it staged then here are some helpful tips before selling:

  • De-clutter and de-personalise your home
  • Clean windows and surfaces
  • Keep walls neutral
  • Air out your home regularly and keep windows open (when you can) to prevent musty smells and food smells.
  • Listen to your real estate agent’s advice on what needs to be done
  • Some home stagers offer partial staging and decluttering services too

My name is Sonia Dredge I am the lucky mum of two boys, Hunter and River. My passion for home interiors goes back as long as I can remember. My mum has a talent and passion for design and decor and my dad was an amazing gardener, so I was surrounded by it growing up.

My partner of 10 years Steffen is a builder and our dream was to buy and flip homes together. However, after years of saving for a deposit, we realised unless we had an investor we would not be buying and flipping homes anytime in the near future (unfortunately at this stage we did not know about Stephanie Murray Mortgages!)

When we did finally manage to purchase our first home, it had blue carpet, cream walls and a green bathroom. It was pretty ugly but we were just grateful to have even managed to purchase a home at all. Since then we have been creating our own little Grand Design on a serious budget and now we don’t want to ever let it go! 

With renovating to sell not an option I needed another way to channel my passion for home interiors. One day a friend of mine was selling her home and I asked her if she would like me to stage it. She agreed and was absolutely blown away with the results. From there I got some great photos taken, set up my Facebook page @stagedforsuccess and started building a rapport with some really great agents.
